Called "Today's New Home Buyer &amp; Social Media" and there were 4 presenters. We have all heard of the importance of using sites such as Facebook, Twitter and Linked In and the speakers showed us how to use these sites most effectively. As Realtors in Kelowna, I was pleased to hear Hanson with IPSOS (formerly Angus Reid) speak of the importance of a real estate agent to Buyers when they are ready to make decisions. For a trusted source to turn to when a buyer is ready to make a decision, their sources are: Realtor 34%, Print Advertising 14%, Signage 11% and online 28%.&lt;br /&gt;&lt;br /&gt;All the speakers mentioned how sales are picking up, though buyers are still cautious. It's important to give relevant facts to today's consumer and that flashy marketing campaigns selling a feeling aren't as effective today. While Sellers can benefit from multiple offers on their property, it can be really frustrating for buyers. We have been in 2 bidding wars this week and wesuspect that we'll start to see a few more. Our inventory levels are still on the low side (especially in the under $600,000 price range) as we believe that some sellers are hoping that our prices increase so they are waiting to list. When a new property comes on the market, depending on it's condition &amp; location, if it's well priced we are frequently seeing a tremendous amount of activity on that home. Some houses are getting 15 to 20 showings in the first 3 days of the listing. As Realtors we need to be right on top of the market and buyers need to be preapproved and ready to move quickly. Brad Hanks has been brought in by REMAX Kelowna and he's put on seminars on Facebook, Linkedin, Twitter and Blogging. It can seem a bit overwhelming, but we have both learned a tremendous amount. We've been blogging for quite a while now, but of course there's always room for improvement. We also are using Twitter and Linkedin more and more. We were discussing the number of offers we have had on our listings lately and that several of our sellers have not accepted the offers. Dad said that tends to be the first indicator of a market that is improving. Jean Pare the author of the Company's Coming Cookbooks spoke and so did Laureen Harper. However the Buyers are still out looking.  As an example, so far today there have been only 14 single family homes come on the market (in the Spring and early fall that number is often in the 40 - 50 range).  And there were 10 single family homes sold that were posted today. John has been in the financial services business for about 8 years and it was interesting to get his perspective. He says that first time home purchases have increased dramatically since March.  Interest rates are still at all time lows -however lenders outside TD Canada Trust have indicated that closed rates are going to increase. ReMax Kelowna and ReMax Vernon brought the speaker in, Brad Hanks from Denver, CO.(www.connectingpeoplewith success.com)and we learned a tonne! He talked about the power of websites like Facebook, Twitter, Linked In amongst others. Experts predict that email use will drop 50% within the next 5 years as more and more people are using these social websites as ways to keep in touch.  The presentation started with a You Tube video called "Did You Know" (2009 version) which is absolutely shocking. We have several social networking sites... but obviously need to become much more active and involved in them. With our inventory at just under a four&lt;br /&gt;month supply, the market continues to be in balance,”&lt;br /&gt;says Bonnie Wegerich, President of the Calgary Real&lt;br /&gt;Estate Board.&lt;br /&gt;&lt;br /&gt;“We are seeing an upward revision of our housing market&lt;br /&gt;forecasts at the National level,” says Wegerich. “I think&lt;br /&gt;it is fair to say the recovery in the market has been a little&lt;br /&gt;brisker then first expected – and all signs indicate the&lt;br /&gt;rebound, all be it gradual, will have some longevity.”&lt;br /&gt;“All in all we are optimistic about the fall market. There have been 15 homes sell over a million dollars this year on the lake and 5 of those sales took place in the month of August.  The least expensive was on Abbott Street and sold for $1.7 Million with 50 feet of frontage.  The most expensive was also on Abbott street selling for $3.63 Million and 50 feet of frontage again.&lt;br /&gt;&lt;br /&gt;It's encouraging for buyers in all price ranges to see these expensive properties selling again.  We have noticed a definite upswing in the market for single family homes under $600,000. The enforceability of those bylaws (assuming they are properly enacted by the strata council) on owners who wish to rent is the subject of this blog entry.&lt;br /&gt;&lt;br /&gt;A. Sometimes Rental Restrictions DO NOT apply to the FIRST BUYER. A owner who has purchased a strata lot from a developer will not be subject to rental restrictions if:&lt;br /&gt;i) a "FORM J" has been filed which has permitted the developer to rent the strata unit purchased by the owner; and,&lt;br /&gt;ii) the time period specified in the "FORM J" has not expired.&lt;br /&gt;&lt;br /&gt;A common misconception in the industry is that all "first owners" have an exemption from Rental Restriction Bylaws, this is simply not true. Buyers and Realtors should ensure they obtain a copy of the filed Form J.&lt;br /&gt;&lt;br /&gt;B. Rental Restriction Bylaws do not apply immediately if a unit is currently rented at the time the bylaw is passed. If the previously rented unit is VACANT when the bylaw comes into force then, the application of the bylaw to that unit is delayed for ONE YEAR. If the previously rented unit is OCCUPIED when the bylaw comes into force then, the bylaw applies ONE YEAR AFTER the occupying tenant moves out.&lt;br /&gt;&lt;br /&gt;The key point here is that upon passage of the bylaw, the rental restriction WILL apply to the owner’s rented unit; it is simply a matter of time. This piece of legislation is simply a mechanism to ensure that tenants will not find themselves “on the street”, but it does little to protect the interest of owners. I strongly advise owners, who are facing a proposed bylaw restricting rentals to rally other owners to their cause prior to the meeting on the issue. He just returned from Saskatchewan and said that the recession is not apparent there at all.  Housing is still booming as is their job market and homes are selling extremely well.  He made the comment that the average home or condo in Saskatoon is MORE expensive than the average home or condo here in Kelowna. &lt;br /&gt;&lt;br /&gt;Our prices here have adjusted rather dramatically, and there are some incredible buys out there.  A number of people are saying the recession is over... and we have certainly noticed an upswing in our volumn of sales. Prices have not increased much (if at all) but we are seeing a lot more activity happening out there. However, when you live in the sunny, and often rainless, Okanagan this is one of the first things that should be done. &lt;br /&gt;&lt;br /&gt;An insurance company will allow you to confirm your insurance policy 30 days before you take completion/possession on a new home. This will ensure you will be protected if a fire starts 25kms from your new home. If you do not have your insurance in place and you are within 25kms of a fire many insurance providers aren't providing insurance thus making it very difficult for you to complete on your new home purchase. Some of the remedies for this may be to have your lawyer create a irrevocable letter or create a tenancy agreement between the buyer and seller until the buyer can get insurance. There is a perception out there that foreclosures are a screaming deal and we have a number of buyers who ask us to find them a great bargain.&lt;br /&gt;&lt;br /&gt;We do sometimes see a property get listed as a foreclosure at a below market price. However by the time the accepted offer goes to court, there can be (and usually are) multiple bids and the home often sells above it's original asking price. We have had 4 groups of out of town buyers come in this weekend and we are working hard to help them find the ideal property. Two of the groups have made offers and we are in the midst of some serious negotiating. Earlier today we spoke with George Wilson who is a Realtor with Macdonald Realty here in Kelowna. He feels that the prices are starting to creep up slightly. Not the upper end but he said that he's been carefully watching the sales numbers and that good homes in the $450 to $550k price range are becoming rarer and rarer. There were 42 accepted offers handed into the REMAX Kelowna office last week alone.  Now these may not all go subject free, but it's wonderful to see some sales activity happening. Shannon and I have certainly noticed that things have picked up in the Kelowna real estate market: especially in singe family homes under $500,000. Buyers are realizing that there are some incredible buys out there and they have begun to make offers.  Selling prices tend to still be quite a bit lower than asking price (on average we are seeing homes sell for $20,000 to $30,000 less than asking) but it's encouraging to see activity. And of course the challenge with trying to predict the bottom of the market is that one doesn't know where that is... until we've passed it and things have started to improve again.  &lt;br /&gt;&lt;br /&gt;What we are seeing in the Kelowna real estate market is an increase in activity. The statistics from Okanagan Mainline Real Estate board were just released and February sales are up considerably from the January numbers.  Part of this can be attributed to the lower interest rates and a greater sense of confidence in the buyers minds... and part of this is seasonal.  What we do know is that our market here in Kelowna has adjusted dramatically and prices are 18% lower (on average) than in 2008.  We are no longer seeing sellers list their homes to sell "if the market will pay high enough".  Today's sellers know that homes must be well priced to attract a buyer.  Buyers have a good number of homes to choose from, there are incredibly low interest rates, and Buyers have excellent negotiating power right now - many homes that are listed well are still dropping $20,000+ when they sell.&lt;br /&gt;&lt;br /&gt;There are some incredible buys out there... and we are seeing a lot more people venturing into home ownership territory - benefiting from these economic times. The turnout was absolutely amazing with over 1000 people coming by!  In 15 years of selling homes we have not seen anything like it!  People came to enjoy pony rides for the kids, to take a ride in the RE/MAX hot air balloon, to play a game of hockey on the ice rink and then they warmed up with free hot chocolate and hot dogs.  Additionally people took at look through the 4 showhomes and met with the builders -there are building lots still available and the builders can build exactly what the customer wants.&lt;br /&gt;&lt;br /&gt;Iron Horse offers something that we don't have a lot of here in Kelowna: a safe gated community that welcomes families. There's a central path that each interior lot backs onto that leads through the neighbourhood and it's a quick hop to the new Chute Lake Elementary School (opening September 2009). Children will love the fact they can ride their bikes along the loop road while parents watch from the front porch or back decks.  The lots are a good size and many can easily accomodate a pool and oversized garage. We have enjoyed a strong Sellers market for the last couple of years and the tide has certainly shifted. Buyers have a lot to choose from and a property needs to not only be well priced, but be in mint condition to attract a buyer.&lt;br /&gt;&lt;br /&gt;We have had many people contacting us wondering how to sell properties in this changing market.&lt;br /&gt;&lt;br /&gt;Something we have been doing to increase the awareness about the homes we are selling is hosting events at our listings. We are holding a fashion show at one listing. We have three buyers that we are working with this week - all are coming from outside Kelowna and they are buying with the knowledge that they are getting a much better buy than they would have a year ago. There are deals out there. This isn't doom and gloom but like always, folks who need to sell are doing what they can to sell their home. If that means drop the price then off they go. There are other measures and choices.&lt;br /&gt;&lt;br /&gt;There are buyers who may need the last little step to make their purchase affordable. Not many people know this but putting a sellers incentive to buy into a rate buydown can make a big difference. It's legal and while not all lenders will consider it, properly documented it makes great sense. With the buydown, the buyer's income qualification can be much easier; $8,000 lower income needed on a mortgage of $359,000 with a 1% rate buydown. The cost to the seller will vary depending on the rate, term and amortization. It's easy to figure out.&lt;br /&gt;&lt;br /&gt;It is a buyer's market and maybe this will be one of those tools of negotiation the buyer needs.&lt;br /&gt;&lt;br /&gt;Got a question on this? When people are worried, be greedy”.  These words are from Warren Buffett who is currently the wealthiest person in the US.  It is the classic buy low and sell high.  Is it a good time to buy real estate in Kelowna?  In a word, YES!   We are in the most obvious buyers market right now so it makes little sense to wait.  A house that would have sold for $575,000 this time last year you can get for $499,000.  I’ve heard people say that they are waiting for the market to bottom out.  My question to them is….how will you know?  By the time you realize that the market has bottomed out its too late. While things have slowed down compared to 2007 (which was a record breaking year) we are still seeing a great number of properties exchange hands.  Click on the news section of our website for an article that ran in the Capital News last week talking about Luxury Home Sales in the Central Okanagan.  There were 63 homes sell over $1 Million the first 7 months of this year compared to 71 homes in the same time frame in 2007.
