UDI Breakfast Meeting March 2nd

I went to the Urban Development Institute (UDI) breakfast meeting this morning and learned a tremendous amount. Called "Today's New Home Buyer & Social Media" and there were 4 presenters. We have all heard of the importance of using sites such as Facebook, Twitter and Linked In and the speakers showed us how to use these sites most effectively. As Realtors in Kelowna, I was pleased to hear Hanson with IPSOS (formerly Angus Reid) speak of the importance of a real estate agent to Buyers when they are ready to make decisions. For a trusted source to turn to when a buyer is ready to make a decision, their sources are: Realtor 34%, Print Advertising 14%, Signage 11% and online 28%.

All the speakers mentioned how sales are picking up, though buyers are still cautious. It's important to give relevant facts to today's consumer and that flashy marketing campaigns selling a feeling aren't as effective today. Consumers want facts and data along with solid reasons why a particular project or home is the right choice for them.

All good food for thought that we will apply to our marketing materials for the homes, townhomes and condos that we are selling in Kelowna.

Kelowna Real Estate Bidding Wars?

It's been a long time since we were in bidding wars... and yet they seem to have surfaced again. While Sellers can benefit from multiple offers on their property, it can be really frustrating for buyers. We have been in 2 bidding wars this week and wesuspect that we'll start to see a few more. Our inventory levels are still on the low side (especially in the under $600,000 price range) as we believe that some sellers are hoping that our prices increase so they are waiting to list. When a new property comes on the market, depending on it's condition & location, if it's well priced we are frequently seeing a tremendous amount of activity on that home. Some houses are getting 15 to 20 showings in the first 3 days of the listing. As Realtors we need to be right on top of the market and buyers need to be preapproved and ready to move quickly. For homes above $600,000 there are more of those to choose from and fewer buyers in that price range - although if a property is really unique and represents good value, even the upper price range is moving better now too.

What a Busy December So Far

December is what has been, statistically, the slowest month of the year. But not this December! Things are busy out there and the sales are still happening. There have been 100 sales so far this month between Peachland and Oyama on our mls system. We had our annual Client Christmas Cheer party last night and had a great turnout (even though Canada Post didn't deliver over half of the invites we mailed out). It's always really nice to catch up with people and our generous clients and friends made some incredible donations for the silent auction. We raised a good chunk of money for the Children's Miracle Network which is an important cause to both Shannon and I.

Bruce Stone Says The Market is Shifting

I had lunch today with our Dad, Bruce Stone, who sold Real Estate in Kelowna from 1978 through to 1999 (now he's in the factoring business as well as giving his daughters advice). We were discussing the number of offers we have had on our listings lately and that several of our sellers have not accepted the offers. Dad said that tends to be the first indicator of a market that is improving. It may be that sellers are thinking (and I would agree) that things have hit bottom and that Spring should see an increase in activity (and perhaps an upward trend on prices?)
Of course only time will tell, but it's always good to hear the opinion of someone with such experience.

We were fortunate enough to attend a recent event in Kelowna called Canada's Leading Ladies. Jean Pare the author of the Company's Coming Cookbooks spoke and so did Laureen Harper. Mrs. Harper in particular was very warm and approachable - she shared some funny stories with us that helped show who she is as a women: coming from a small town in Alberta and now the wife of Canada's Prime Minister

The money raised went towards two valuable groups: The Women's Enterprise Centre and the Kelowna Women's Shelter.

It was a wonderful event to have in Kelowna.

To Stay Listed or To Take a Rest?

At this time of year typically Sellers ask the question about how long to let the listing continue for. Our advice is: Keep It For Sale! We are seeing a lot of listings expire right now with many people deciding to wait until Spring. However the Buyers are still out looking. As an example, so far today there have been only 14 single family homes come on the market (in the Spring and early fall that number is often in the 40 - 50 range). And there were 10 single family homes sold that were posted today. With less competition on the market, and increasing interest rates... now is a good time to sell.

John has been in the financial services business for about 8 years and it was interesting to get his perspective. He says that first time home purchases have increased dramatically since March. Interest rates are still at all time lows -however lenders outside TD Canada Trust have indicated that closed rates are going to increase. If you are sitting on the fence, it's a great idea to get pre-approved and at least lock into these low rates (TD will hold a rate for 120 days). Social Networking

Shannon and I went to a phenomenal presentation today on Social Networking. ReMax Kelowna and ReMax Vernon brought the speaker in, Brad Hanks from Denver, CO.(www.connectingpeoplewith success.com)and we learned a tonne! He talked about the power of websites like Facebook, Twitter, Linked In amongst others. Experts predict that email use will drop 50% within the next 5 years as more and more people are using these social websites as ways to keep in touch. The presentation started with a You Tube video called "Did You Know" (2009 version) which is absolutely shocking. We have several social networking sites... but obviously need to become much more active and involved in them. I took a lot of notes and if you'd like us to email those to you, please just let us know.

Calgary Real Estate Market back on track - time to move to Kelowna!

Calgary metro home prices made the first year-over-year increase on a
monthly basis since February 2008 according to figures
released by the Calgary Real Estate Board (CREB).

The average price of a single family Calgary metro home
in August 2009 was $454,130, showing an increase of
4 per cent from July 2009, when the average price was
$436,782, and showing an increase of 3 percent from
August 2008, when the average price was $440,625.
The average price of a Calgary metro condominium was
$283,330 showing a 1 per cent decrease from July 2009,
when the average price was $285,032 and a decrease
of 2 per cent over last year, when the average price was
$287,832.

We might see a gradual edging up in average prices come
this fall, but on the whole, prices will most likely remain
relatively stable. With our inventory at just under a four
month supply, the market continues to be in balance,”
says Bonnie Wegerich, President of the Calgary Real
Estate Board.

“We are seeing an upward revision of our housing market
forecasts at the National level,” says Wegerich. “I think
it is fair to say the recovery in the market has been a little
brisker then first expected – and all signs indicate the
rebound, all be it gradual, will have some longevity.”
“All in all we are optimistic about the fall market. Low
mortgage rates, government incentives and realistic
pricing on the part of sellers are contributing to healthy
sales numbers – as is the recent boost in consumer
confidence on news that the worst of the economic
slowdown is over,” says Wegerich.

Okanagan Lake Waterfront is Selling Again

The last 3 weeks have been very active for sales on the shores of Okanagan Lake. There have been 15 homes sell over a million dollars this year on the lake and 5 of those sales took place in the month of August. The least expensive was on Abbott Street and sold for $1.7 Million with 50 feet of frontage. The most expensive was also on Abbott street selling for $3.63 Million and 50 feet of frontage again.

It's encouraging for buyers in all price ranges to see these expensive properties selling again. We have noticed a definite upswing in the market for single family homes under $600,000. Now with the news of these pricier sales it should further help stimulate our market.

Strata Property Rentals

The applicability of a bylaw restricting the rental of strata property is an area of law which requires the interpretation the Strata Property Act and the Strata Property Regulations.
Generally, a strata corporation may impose bylaws which limit the number of rentals which are permitted in the building. The enforceability of those bylaws (assuming they are properly enacted by the strata council) on owners who wish to rent is the subject of this blog entry.

A. Sometimes Rental Restrictions DO NOT apply to the FIRST BUYER. A owner who has purchased a strata lot from a developer will not be subject to rental restrictions if:
i) a "FORM J" has been filed which has permitted the developer to rent the strata unit purchased by the owner; and,
ii) the time period specified in the "FORM J" has not expired.

A common misconception in the industry is that all "first owners" have an exemption from Rental Restriction Bylaws, this is simply not true. Buyers and Realtors should ensure they obtain a copy of the filed Form J.

B. Rental Restriction Bylaws do not apply immediately if a unit is currently rented at the time the bylaw is passed. If the previously rented unit is VACANT when the bylaw comes into force then, the application of the bylaw to that unit is delayed for ONE YEAR. If the previously rented unit is OCCUPIED when the bylaw comes into force then, the bylaw applies ONE YEAR AFTER the occupying tenant moves out.

The key point here is that upon passage of the bylaw, the rental restriction WILL apply to the owner’s rented unit; it is simply a matter of time. This piece of legislation is simply a mechanism to ensure that tenants will not find themselves “on the street”, but it does little to protect the interest of owners. I strongly advise owners, who are facing a proposed bylaw restricting rentals to rally other owners to their cause prior to the meeting on the issue. Once the bylaw is enacted, you may have no choice but to eventually sell your property.

Kelowna Less Expensive than Saskatoon?

I had a really interesting conversation this morning with someone from Saskatoon. He just returned from Saskatchewan and said that the recession is not apparent there at all. Housing is still booming as is their job market and homes are selling extremely well. He made the comment that the average home or condo in Saskatoon is MORE expensive than the average home or condo here in Kelowna.

Our prices here have adjusted rather dramatically, and there are some incredible buys out there. A number of people are saying the recession is over... and we have certainly noticed an upswing in our volumn of sales. Prices have not increased much (if at all) but we are seeing a lot more activity happening out there. In fact, we have been involved in 3 bidding wars so far the last 6 weeks.

Getting Home Insurance during a Fire

When buying a home setting up for home insurance can often by one of the last things a buyer does. However, when you live in the sunny, and often rainless, Okanagan this is one of the first things that should be done.

An insurance company will allow you to confirm your insurance policy 30 days before you take completion/possession on a new home. This will ensure you will be protected if a fire starts 25kms from your new home. If you do not have your insurance in place and you are within 25kms of a fire many insurance providers aren't providing insurance thus making it very difficult for you to complete on your new home purchase. Some of the remedies for this may be to have your lawyer create a irrevocable letter or create a tenancy agreement between the buyer and seller until the buyer can get insurance. As well, being a seller please make sure your insurance policy doesn't run out if there is a fire in your area.

Kelowna Foreclosures - Are they a Good Deal?

A sign of the times is an increase in the amount of properties that are being foreclosed on. There is a perception out there that foreclosures are a screaming deal and we have a number of buyers who ask us to find them a great bargain.

We do sometimes see a property get listed as a foreclosure at a below market price. However by the time the accepted offer goes to court, there can be (and usually are) multiple bids and the home often sells above it's original asking price. Sometimes considerably far higher than even the list price.

The court system has a duty to sell the home for the highest price possible, and with multiple bids on a single property - the price rapidly climbs.

There are some great deals out there... but foreclosure properties aren't always the deal one would expect.

The Tourists Are Here!

Busy Easter Weekend

What an incredibly busy Easter weekend we have had! We have had 4 groups of out of town buyers come in this weekend and we are working hard to help them find the ideal property. Two of the groups have made offers and we are in the midst of some serious negotiating. Earlier today we spoke with George Wilson who is a Realtor with Macdonald Realty here in Kelowna. He feels that the prices are starting to creep up slightly. Not the upper end but he said that he's been carefully watching the sales numbers and that good homes in the $450 to $550k price range are becoming rarer and rarer. It's interesting to hear and we will certainly watch and keep you posted.

The Sales are Happening

We had our weekly Tuesday meeting and tour today and heard some great news! There were 42 accepted offers handed into the REMAX Kelowna office last week alone. Now these may not all go subject free, but it's wonderful to see some sales activity happening. Shannon and I have certainly noticed that things have picked up in the Kelowna real estate market: especially in singe family homes under $500,000. Buyers are realizing that there are some incredible buys out there and they have begun to make offers. Selling prices tend to still be quite a bit lower than asking price (on average we are seeing homes sell for $20,000 to $30,000 less than asking) but it's encouraging to see activity. Children's Miracle Network

We work in a wonderful industry and are very proud to be able to give back to our community. The organization Children's Miracle Network is something we both feel very strongly about supporting and we make a donation to them with every home we sell. RE/MAX Kelowna is a miracle office which means that each agent in our company has given a donation to Children's Miracle Network. Shannon and I have given over $11,000 to the cause and other large donaters in our office are Chris Cyca, Chris Ward, Jesse East, Terry Balfour and Sharon Black. At the recent awards breakfast for our office there was a silent auction and our office raised over $17,000 that morning! We are very fortunate to work with such a great group of people who believe so strongly in helping kids.

Do you go through open houses?

Sellers are always asking us if open houses are a necessary tool when selling their home. Years ago before we had the internet, open houses were the only way for buyers to view a home unless they were already working with an agent, and we found them to be very busy. Now with the popularity of the Internet we find most buyers looking online and we don't have the traffic that we once had.

Is the Market Turning?

We are asked this question daily... everyone is wondering if this is the bottom of the market and if things will begin to improve. And of course the challenge with trying to predict the bottom of the market is that one doesn't know where that is... until we've passed it and things have started to improve again.

What we are seeing in the Kelowna real estate market is an increase in activity. The statistics from Okanagan Mainline Real Estate board were just released and February sales are up considerably from the January numbers. Part of this can be attributed to the lower interest rates and a greater sense of confidence in the buyers minds... and part of this is seasonal. What we do know is that our market here in Kelowna has adjusted dramatically and prices are 18% lower (on average) than in 2008. We are no longer seeing sellers list their homes to sell "if the market will pay high enough". Today's sellers know that homes must be well priced to attract a buyer. Buyers have a good number of homes to choose from, there are incredibly low interest rates, and Buyers have excellent negotiating power right now - many homes that are listed well are still dropping $20,000+ when they sell.

Huge Turnout at our Family Fun Day!

We hosted a Family Fun day yesterday at Iron Horse Estates - a great new community near the new elementary school in the Upper Mission. The turnout was absolutely amazing with over 1000 people coming by! In 15 years of selling homes we have not seen anything like it! People came to enjoy pony rides for the kids, to take a ride in the RE/MAX hot air balloon, to play a game of hockey on the ice rink and then they warmed up with free hot chocolate and hot dogs. Additionally people took at look through the 4 showhomes and met with the builders -there are building lots still available and the builders can build exactly what the customer wants.

Iron Horse offers something that we don't have a lot of here in Kelowna: a safe gated community that welcomes families. There's a central path that each interior lot backs onto that leads through the neighbourhood and it's a quick hop to the new Chute Lake Elementary School (opening September 2009). Children will love the fact they can ride their bikes along the loop road while parents watch from the front porch or back decks. The lots are a good size and many can easily accomodate a pool and oversized garage. Lots start at $225,000.

Dutch Construction Wins Gold Tommie!

Congratulations to Bill Bouwsema of Dutch Construction! On Saturday January 18th, 2009 he won a Gold Tommie award from Canadian Home Builders Association for a spectacular renovation he did on a Lower Mission home last year. Selling Homes in a Slower Real Estate Market

Like many other places in the world, Kelowna’s real estate market has changed. We have enjoyed a strong Sellers market for the last couple of years and the tide has certainly shifted. Buyers have a lot to choose from and a property needs to not only be well priced, but be in mint condition to attract a buyer.

We have had many people contacting us wondering how to sell properties in this changing market.

Something we have been doing to increase the awareness about the homes we are selling is hosting events at our listings. We are holding a fashion show at one listing. We will have a winery on site to promote their wine, a ladies dress shop will bring their gowns and models will showcase the latest fashions.

We will be inviting people from our target market to enjoy the evening (and to view the gorgeous home). Once inside the home, we hope that people will appreciate the quality and finishing and will consider making it their home.

Another idea we have implemented is that we are hosting a family fun day in a new development we are selling homes in. There will be ice skating, horse drawn sleigh rides, hot chocolate etc. We will have a gift draw for those people who come inside and view the house we are promoting.

We have been really pleased with the interest these events have generated for our listings and we will continue to do things like this to get properties sold.

Kelowna Has Become Affordable Again

There has been much negative publicity lately in the media talking about Kelowna's falling home prices. We see a silver lining to the dark cloud... Buyers have found Kelowna real estate affordable again. We have three buyers that we are working with this week - all are coming from outside Kelowna and they are buying with the knowledge that they are getting a much better buy than they would have a year ago. Yes our prices have changed, in some cases homes are $50,000 to $100,000 less than a year ago, but this also means that some people who previously thought Kelowna was too expensive can now afford to purchase a home here.

What a time to be looking for a new home

What a time to be looking for a home!

Now that house, condo and townhome prices are coming into more realistic numbers, more buyers, first time and second home purchasers can find someting more affordable.

As a mortgage broker attached to a ReMax office, I see the numbers and here the realtors talk about the opportunities. There are deals out there. This isn't doom and gloom but like always, folks who need to sell are doing what they can to sell their home. If that means drop the price then off they go. There are other measures and choices.

There are buyers who may need the last little step to make their purchase affordable. Not many people know this but putting a sellers incentive to buy into a rate buydown can make a big difference. It's legal and while not all lenders will consider it, properly documented it makes great sense. With the buydown, the buyer's income qualification can be much easier; $8,000 lower income needed on a mortgage of $359,000 with a 1% rate buydown. The cost to the seller will vary depending on the rate, term and amortization. It's easy to figure out.

It is a buyer's market and maybe this will be one of those tools of negotiation the buyer needs.

When people are comfortable be worried. When people are worried, be greedy”. These words are from Warren Buffett who is currently the wealthiest person in the US. It is the classic buy low and sell high. Is it a good time to buy real estate in Kelowna? In a word, YES! We are in the most obvious buyers market right now so it makes little sense to wait. A house that would have sold for $575,000 this time last year you can get for $499,000. I’ve heard people say that they are waiting for the market to bottom out. My question to them is….how will you know? By the time you realize that the market has bottomed out its too late. With historically low rates and lots of inventory to choose from…this is a perfect time to buy your first home, purchase an investment property or step up to something larger.

First Time Buyers are Buying Now

It seems as though the tide is turning. Many first time buyers who were pushed out of the market last year are suddenly realizing that everything is on sale in Kelowna. Not only that; interest rates are historically very low which is very helpful when it comes to qualifying. I’ve had a flood of first timers coming to me for pre approvals in the past couple of weeks which is a great sign.

I’ve also heard rumblings that it’s very hard to get approved right now for a mortgage. At TD Canada Trust, it’s business as usual. If I could get you approved 2 years ago I can get you approved today.

Bidding Wars Still Happening

While home sales have slowed down in Kelowna, properties that are well priced are still selling. A home was listed with ReMax Kelowna on Monday of this week at a very competive price. It was shown immediately to 3 different groups of buyers and 2 of the buyers wrote offers. Both offers were ABOVE ASKING PRICE and the home is sold. It's a great strategy to jump ahead of the pack and price well to begin with - rather than chasing down the market as so many sellers are doing right now.

America Housing Market Improves

There was a very interesting article in the Globe and Mail today (October 24th, 2008) saying that unsold inventory of houses in the U.S. is shrinking at a higher rate than expected and that these are the best figures since 2003.

This should be good for confidence and prices in the Kelowna real estate market. It appears that the public is just waiting for some positive news - and this news will help.

Luxury Homes Market Moving

It's interesting to watch our real estate market right now. While things have slowed down compared to 2007 (which was a record breaking year) we are still seeing a great number of properties exchange hands. Click on the news section of our website for an article that ran in the Capital News last week talking about Luxury Home Sales in the Central Okanagan. There were 63 homes sell over $1 Million the first 7 months of this year compared to 71 homes in the same time frame in 2007. Looking at what listings have come on the market today, there were 24 single family homes listed: of those 6 were listed over $1 Million.

Highpointe Kelowna - Growing Fast

We were driving through Highpointe Estates this morning and it's fantastic to see the development happening up there. Numerous homes are under construction in this gated community and the calibre and finishing are very impressive. This neighbourhood is unlike anything that we have seen in Kelowna with it's estate sized lots and spectacular homes. Worth a drive through just to appreciate some wonderful architecture. Plus the views of Lake Okanagan and downtown Kelowna are incredible as well.

So far this month on our mls system for the Central Okanagan there have been a total of 166 sales; 57 have been strata properties, 96 have been single family homes, 10 have been mobiles and 3 were lots.
